Rental Policy

Reservations
A reservation can be made by phone or internet. A credit card will hold your reservation. We accept MasterCard, Visa, American Express or Discover. A reservation confirmation will be forwarded via email or fax for verification. By creating a reservation you are agreeing to the below stated rental policies.

 

Payment of Rent
Rental payments may be paid in full at time of reservation, but is due 21 days prior to your arrival. A $100 deposit must be paid at the time of booking your stay. Payments can be made by bank money order, personal check or credit card. If paying by money order or personal check, monies must be received 21 days prior to your arrival date an made payable to Duncombe Investments, LLC. A receipt will be emailed or faxed once payment has been made. If paying by money order or personal check, a credit card must be on file in case of any damages assessed to your account after departure.

 Damage Deposit

The damage deposit is used to pay any unusual cleaning, as well as any damage to the dwelling that exceeds normal wear and tear. A $200 damage deposit is due 21 days prior to your arrival. If there is no damage or excessive cleaning, your card will be refunded within 14 business days of check out.There is a $30 charge if the gate card is not return to the condo at the end of your stay.

 

Cancellation
A $100 cancellation fee will be charged on all reservations canceled 21 days prior to arrival dates. There is no refund on rents due to cancelation 20 days prior to arrival dates, shorted stays or inclement weather.

 Check In/Check Out
Check In is 3:00 PM CST. Early Check In is available based on availability as early as 12:00 PM CST, at a flat rate of $50. In some cases, access to your unit may be unavoidably delayed due to cleaning or issues with maintenance. No discounts will be offered due to a late Check In. 


Check Out Time
- 10:00 AM CST. Late Check Outs are available based on availability up to 2:00 PM CST at a flat rate of $50.

Please review the Check Out Procedures located in the Guest Book at the property prior to your departure.

Pets and Smoking
All properties are No Smoking and No Pet(s) properties. If you smoke or have pets inside rental property, you will be held responsible for all deodorizing (carpet, furniture, etc) in addition to a $150 fine.

 

Guest Amenities
Each property is stocked with an initial supply of toiletry and hospitality items, dish soap, dishwasher and laundry detergent. Do not remove any towels, sheets, blankets, furniture or any other items from the rental property. Please bring your own beach/pool towels. Daily housekeeping can be requested for an additional fee.

 

Maintenance Issues
Please report all maintenance problems to Pam Anderson at 417-239-1711.

Personal Property
Condos N Branson is not responsible for vandalism, theft or any other damages done to personal property or for any personal items left in the rental property after check out.
Minimum Age Requirement
No units will be rented to anyone under the age of 18. A parent or guardian must accompany anyone under this age, and the parent or guardian must be staying in the unit at all times. Reservations made under false pretenses of any kind will result in eviction and the forfeiture of all rental payments and deposits.
Illegal Activities
If Condos N Branson is made aware of any illegal activities on the property it will be reported to the authorities. It will also result in eviction and forfeiture of all rents. This includes but not limited to underage drinking and use of drugs.

Insurance
Owners shall not be liable to Tenant(s), nor insure Tenant(s), for any personal injury or property damage caused by the act or omission of any other third party, or by any criminal act or activity, war, riot, insurrection, fire or act of God. Tenant(s) acknowledges responsibility for securing renter's insurance to cover Tenant(s) personal property against any loss or damage.

Condos N Branson will not discriminate against any individual because of race, color, religion, sex, age, national origin or disability.
